A few location factors that directly affect your premium and coverage:

  • Flood zone designation. FEMA maps show portions of the Lake Dallas and Lewisville Lake shoreline in Zone AE, which means a base flood elevation has been established. If your home sits in a mapped Special Flood Hazard Area, your mortgage lender will require flood insurance. Even outside the official zone, a single heavy rain event can push water into homes that have never flooded before.
  • Hail and wind exposure. Denton County sits squarely in the path of Central Plains storm systems. Hailstorms large enough to total a roof are not rare; Lewisville and surrounding communities have seen multiple significant events in the past decade. A Preferred Risk Policy through the NFIP for a Zone X home can cost as little as $400 to $700 per year for solid building and contents coverage, which is a reasonable bet given what a single flood event can cost.

Wind and hail: understanding your deductible before a storm hits

After flood, wind and hail is the coverage question that comes up most at renewal time for Denton County homeowners. Texas law allows insurers to apply a separate wind and hail deductible calculated as a percentage of your dwelling coverage (Coverage A) rather than a flat dollar amount.
